One Method Is Right

Soft Wash vs Pressure Wash
For siding, the soft way is the strong way

The Pressure-Washer Blast

Fast, cheap, and rough on old walls

  • Cracks aged vinyl and splits dry caulk
  • Drives water up behind the panels
  • Strips brittle paint and can pop a window seal
  • Knocks the green off the top, roots regrow
Bub's method

The Bub's Soft Wash

Chemistry does the cleaning, not force

  • Low-pressure solution that clings and soaks
  • Soak time kills growth down at the root
  • Top-to-bottom rinse, easy on trim and seals
  • Beds wet down first and rinsed at the end

No surprises, straight answers

The questions Cayce homeowners
actually ask

Because a garden-hose rinse or a hard blast only clears the surface, and the roots stay alive in the siding. Our solution soaks in and kills it at the root, so it comes back slower. On a low, flat lot that holds damp, the shade lets it regrow eventually, and a wash on a steady rhythm keeps you ahead of it.

Handled our way, yes. This is old brick country, the clay for it came out of these river bottoms, and old masonry gets cleaned with chemistry and a light rinse. There's no hard pass that can scar the brick face or chew out a joint. The solution lifts the growth, and the water just carries it off.

Yes, with the routine we run. Beds get soaked before we start, stay wet through the whole wash, and get a final rinse at the end. Keep the dogs inside while we work and for an hour or two after, until everything is dry and any puddles are gone. Diluted, the solution breaks down into little more than salt and water.

Only if the pressure is high. That's the exact failure we're built to avoid. Low pressure lays the solution on like heavy rain, so it sheets down the wall instead of driving up under the laps. It's the whole reason siding gets a soft wash and not a blast.

The green and the organic grime come off, and most homes look sharp again. But if your siding has a dull, chalky film that rubs off on your hand, that's oxidation, the paint itself breaking down in the sun. A wash won't undo that, and we'll show you the difference at the walk-around so there are no surprises.

Yes, licensed and fully insured. House washing means working water and cleaning solution around aged siding, brittle trim, and window seals that have baked in the sun for decades. We carry real coverage and treat every old wall like it can't take a mistake, because most of them can't.

Questions, answered

House Washing questions in Cayce

Yes, the whole town. We wash homes in the Avenues, Riverland Park, and the newer streets filling in down south. The older places get extra care, because that's where a wash done wrong costs the most.

Most homes around here do well with a wash about every year-and-a-half to two years. Low, shaded lots hold damp after rain, so the green shows up sooner on those walls. Watch the shady side of the house. When it starts to tint green, it's time.

The chemical. Water alone shaves off the surface film and leaves the roots alive, and the wall greens back up fast. Our solution kills the growth where it starts, which is why it returns slower after a soft wash.

No. As long as we can reach the walls and your outside spigot, we can handle the wash while you're out. We run a buffer tank to keep our machines fed, but it tops up from your outdoor faucet, so a working spigot is the one thing we need from you.

No. Those streaks are oxidation and road film bonded into the gutter's finish, and a house wash won't move them. That's a separate gutter-brightening treatment, and we can price it at the same walk-around if you want it handled.

We find that out on a small test spot before we commit, and we tell you straight. Paint that's flaking or chalked to the bone can shed no matter how gentle the wash is. If your wall is that far gone, you'll hear it from us first, along with what we'd do instead.

The 3 technicians who pressure washed our home today exceeded our expectations, demonstrating dependability and trustworthiness. Most of our interaction was with Connor who was outstanding but Riley and the other young man were impressive too. We also would like to mention that we were impressed with Jaden as he was our initial point of contact and made the sale to us. Keep up the excellent work!

If you’re considering using Bub’s Pressure Washing & Softwashing, I can’t recommend them highly enough—this is one of those companies where the people make all the difference. From the very first interaction, their team stands out. They’re responsive, easy to work with, and genuinely care about doing things the right way. You can tell immediately that they take pride in their work—not just in the results, but in how they treat their customers. It’s rare to find a group that combines professionalism with that level of personal accountability. What really impressed me was the consistency and attention to detail. They don’t cut corners, they communicate clearly, and they follow through on exactly what they say they’re going to do. That kind of reliability builds instant trust, and it’s clear why so many people refer them to neighbors and friends. The service quality itself is top-tier. They approach each job with precision and care, making sure everything is done thoroughly while also respecting your property. Little things—like cleaning up after the job or going the extra step to make sure everything looks perfect—are where they really separate themselves from typical service providers. But honestly, what sets Bub’s apart most is the character of the team. There’s a strong sense of integrity and work ethic behind everything they do. You don’t feel like you’re just another job on the schedule—you feel like they actually care about delivering a great outcome. If you want a company that combines high-quality work with outstanding people and service, Bub’s is exactly who you should call.

House Washing in Cayce, brickyard town

Your local Cayce house washing crew

The fastest way to wreck a postwar home here is a pressure washer pointed straight at the siding. One close pass lifts brittle paint, splits old caulk, and shoves water in behind the panels. Now a cleaning has turned into a repair. Here's the right way to do it. We lay a gentle cleaning solution on at low pressure, let it soak, and rinse from the top down. The chemistry kills the algae, mold, and mildew at the root, so it comes back slower. And on these low, flat lots, where the shady side holds damp long after the rain quits, slower is the whole game.

Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The heart of it is the Avenues, a grid of bungalows and brick ranches built in the 1940s and 50s when veterans came home and the Blossom Street bridge tied Cayce to Columbia. This is old brick country in the most literal way: the Guignard family dug clay out of these river bottoms for two centuries, and the beehive kilns of the Guignard Brick Works still stand near the river. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

From The Avenues, Pinewood, and Edenwood, Cayce homeowners count on us for house washing done right.

While we're at your Cayce place, we can knock out your roof cleaning, brick cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

The Job, Start to Finish

Older homes get washed in a careful order. Here's ours, same steps on every job.

Before any solution comes out, your beds, shrubs, and grass line get a heavy soak. They stay wet through the whole job so nothing sits on a dry leaf.

On aged paint or glazing we pick a low-profile patch and wash it first. If the finish holds there, we move on. If it's too far gone, we tell you before we touch the rest.

The mix goes on low and even with plenty of water behind it, then it sits. That soak is what reaches the roots of the growth, so the growth comes back slower than it would after a quick blast.

We rinse starting at the top so the grime sheets off clean walls instead of streaking them. Your plants get a last rinse on our way out, and we leave the place dripping clean.
