Method Matters

Soft Wash vs Pressure Wash
Why your siding gets the gentle one

High Pressure on the House

Fast, loud, and hard on an older home

  • Can crack aged siding and chip old paint
  • Forces water behind panels and tired caulk
  • Scars soft mortar joints on older brick
  • Strips the surface but leaves roots to regrow
Bub's method

Our Soft Wash

Low pressure, patient chemistry, top-down rinse

  • Gentle solution dwells and does the lifting
  • Kills algae and mildew down at the root
  • Easy on aged paint, caulk, and trim
  • Green comes back slower between washes

No surprises, straight answers

The questions Forest Acres homeowners
actually ask

Deep oak shade keeps that wall damp most of the day, and damp shade is where growth starts. A soft wash kills it at the root rather than shaving the surface, so it comes back slower and more evenly.

Handled right, no. Aged mortar and old paint should not take a hard pass that can crack or scar them, so we keep the pressure low and let the solution work. On older painted trim we check a small test spot before we commit to the wall.

They are a big part of why folks here hire this out, and we treat them that way. Beds get soaked before we start, stay wet through the wash, and get a final fresh-water rinse. Once diluted, the solution breaks down to little more than salt and water, and pets can head back out after everything is rinsed.

No, that risk comes from high pressure, and we do not use it on walls. Low pressure keeps water sitting on the surface the way rain would, and a top-down rinse carries it off. Aged caulk and window seals get treated as the weak points they are.

That is the aim of a proper dwell, and it is usually the most satisfying part. Growth dies at the root and rinses away, so the wall reads one even tone instead of patchwork. If years of shade have stained the paint itself, we flag it during the walkthrough and talk options honestly.

Yes, fully licensed and insured, and happy to show proof. Running water and cleaning solution over brick, trim, and original windows that have been up since the fifties carries real responsibility. We carry the coverage and the habits to match it.

Booking Is Simple

From First Call to a Real Number

Every older home wears its age a little differently, so we price yours in person after we have actually seen it.

1

Call or send the quote form and tell us what the house is doing, especially on the shaded side.

2

We set a window that fits your schedule. Once the price is settled, you do not need to be home for the wash itself.

3

A tech walks the property and looks at the brick, paint, trim, and beds up close. Older surfaces get checked before we settle on an approach.

4

You get the price in person after we have walked the house. It is free, and there is no pressure to decide on the spot.

Questions, answered

Forest Acres questions, answered

Yes, it is one of our core service areas. We wash homes around Forest Lake and Brandywine regularly, and the older brick on those streets is work we know well.

Most homes here do well with a wash about every year-and-a-half to two years, and the shaded side is your early warning. Heavy oak cover and damp air push growth faster than open-sun streets, so when the north wall starts to turn, it is time to call.

A proper soft wash is built around that exact risk. We keep the pressure low, run a test spot on older painted trim first, and let the solution do the lifting. Hard spray is what chips and scars aged paint, and it stays off your walls.

A standard wash will not move them, and we would rather tell you that up front. Rust and oil are inorganic, so they call for separate specialty treatments, and even then a deep oil stain may barely lighten. We will look at it during the walkthrough and give you an honest read.

No, we treat them as the most fragile part of the job. Old seals do not get sprayed hard, and glass gets a gentle rinse rather than a blast. If a pane or screen looks loose during the walkthrough, we point it out before we start.

The whole house, and here is why. Cleaning only the green side leaves a line where fresh meets faded, because the rest of the house carries a film you have stopped noticing. One full wash brings every wall back to the same even tone.

Conner and his team did a fantastic job cleaning of house trim, sidewalks and driveway. The pricing was fair and I decided to have them clean my 30' Catalina sailboat which they did a great job on as well. Highly recommend!

The 3 technicians who pressure washed our home today exceeded our expectations, demonstrating dependability and trustworthiness. Most of our interaction was with Connor who was outstanding but Riley and the other young man were impressive too. We also would like to mention that we were impressed with Jaden as he was our initial point of contact and made the sale to us. Keep up the excellent work!

House Washing in Forest Acres, the forest suburb

Your local Forest Acres house washing crew

Picture the house after we leave. The brick reads one even color from the street, and the white trim looks white again. The shaded side finally matches the sunny side. Getting there is the real work on these older homes. The north wall sits under heavy oak most of the day, so it stays damp and goes green first. Gills Creek and the lake keep whole blocks that way well into the afternoon. A careful soft wash clears that growth at the root without leaning on aging paint and soft mortar.

Forest Acres is named for its trees, and the name is honest. It grew up as a wooded suburb east of downtown Columbia, and today its brick ranches and split-levels from the 1950s and 60s sit under one of the oldest, heaviest hardwood canopies in the Midlands. Gills Creek runs through the middle of town, and Forest Lake, the old mill pond dammed where the creek was first put to work, anchors the Forest Lake Country Club and the established streets around Rockbridge Road. Between the deep oak shade, the creek, and the small lakes, whole blocks around North Trenholm and Satchel Ford stay cool and damp for most of the day, and the mature azaleas and camellias that fill these yards are exactly the kind of landscaping owners here want protected. Trenholm Plaza is the everyday retail heart of town.

From North Trenholm, Satchel Ford, and Brandywine, Forest Acres homeowners count on us for house washing done right.

While we're at your Forest Acres place, we can knock out your roof cleaning, brick cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

How the Wash Itself Goes

A patient, low-pressure wash suits these older brick homes. Here is the order we work in.

We soak the azaleas, camellias, and beds before anything touches the house. On older painted surfaces we run a small test spot so we know how the finish will behave.

The surfactant mix goes on at low pressure and clings to brick and siding instead of bouncing off. Our machines supply plenty of rinse water without ever needing a hard spray.

We give the solution time to sit and reach the root of the algae and mildew. That patience is the difference between a true kill and rinsing the color off the top.

The house gets rinsed from the top down so runoff sheds cleanly off the walls. The beds and plants get one last fresh-water rinse before we load up.
