Most roofs here do well with a wash about every year-and-a-half to two years. Shaded slopes on these low lots hold damp longer, so they may ask for it a bit sooner. We'll tell you what your trees and shade actually call for when we see the house.

As little as the job allows. Most of the work happens from ladders and the roof edge. We don't step onto a wet roof, and when we do have to go up, we move carefully on dry shingles.

Because the blast takes the shingle's granules with it. Those granules protect the asphalt from the sun, and once they're gone they don't come back. The streaks return anyway, since the roots survive a rinse. A soft wash kills the growth without the damage.

No, and anyone who says otherwise is guessing. Rust is a mineral stain, so it doesn't die off the way algae does. It needs its own specialty treatment, and even that has limits. We'll point out what's rust and what's growth when we look at the roof.

They come back slower, and that's the honest answer. A root kill beats a rinse because the growth has to start over instead of regrowing from live roots. Shade and damp bring it back eventually, so slopes under trees streak first. Keeping limbs trimmed off the roof line buys you time.

What sets our Cayce work apart

Go look at your roof right now. One slope is streaked black while the other still looks clean. The streaked side usually faces the trees, where shaded shingles stay wet till midday. On low river-bottom streets like the Avenues, that damp hangs around most of the day. Those streaks are a living algae that feeds on the filler in asphalt shingles. Rain won't rinse it off, and a pressure washer would take the shingle's granules with it. A soft wash kills the growth at the root, and the streaks fade as it dies. That's the whole job, done the safe way.

Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

We wet down your plants and beds, move what needs moving, and make sure pets are inside. Runoff paths get planned before the first pass.

We put the diluted solution on from ladders and the roof edge wherever we can, and we stay off the shingles as much as the job allows. We don't step onto a wet roof. If we do have to go up, it's careful footwork on dry shingles.
