The right tool for the job

A pressure wand vs.
a low-pressure soft wash

Pressure Washing Siding

How newer siding gets wrecked

  • High pressure cracks newer vinyl and dents aluminum panels
  • Drives water up behind the siding where it sits and lingers
  • Can break a window seal or strip an oxidized, chalky finish
  • Rinses the green off the surface without ever killing it, so it's back fast
Bub's method

Low-Pressure Soft Wash

What newer siding needs

  • Industrial-grade cleaning solution kills the algae and mildew at the root
  • Low pressure, so nothing's forced behind the panels or through a seal
  • Built for the newer vinyl and builder-brick across Blythewood's neighborhoods
  • Plants soaked and rinsed, the whole wall brought back to one even tone

No surprises, straight answers

The questions Blythewood homeowners
actually ask

It can. Too much force cracks newer vinyl, dents aluminum, breaks window seals, and drives water behind the panels where it sits and causes trouble. On the builder-brick and vinyl all over Blythewood, that's real risk for no reason. We soft wash instead. Low pressure with the solution doing the work, so the green comes off and the siding stays sound.

It's the pine canopy and the humidity. The tall pines shade the north walls and the back of the house, so they stay damp. The Midlands air holds that moisture in the siding long enough for algae and mildew to take hold. We kill it at the root so it comes back slower. But a home tucked deep under the pines wants a wash sooner than one out in the open.

That's the goal. It's why we soft wash the whole wall instead of spot-cleaning the worst patches. We put the solution on even and let it dwell so the algae dies uniformly, then rinse top to bottom. The siding dries one tone, not clean-spot-next-to-dirty-spot where the green was thickest.

That's iron from the red clay around here, not algae, so the house-wash solution won't touch it. Iron staining takes a separate treatment. We'll be straight about what it can do. It can often be lightened where it's treatable, but a deep one may not fully clear. We'll point it out and tell you what to expect rather than promise it gone.

Best to keep them indoors during the wash and for an hour or two after, mostly so they're not nosing around puddles or wet beds. Diluted down, the solution breaks back to basically salt and water, but until the runoff has dried off, inside is the safe place for them.

We are. Bub's is veteran-owned, licensed, and fully insured, so the coverage is already in place before a drop of water hits your house. It's the owner and the same crew running the wash, not a rotating list of subs.

Getting your quote, step by step

How getting your free quote works

Four steps from your first message to a straight price, and a tech reads the siding in person before anybody quotes you a number.

1

Call or fill out the form and tell us what you're seeing. Green creeping up the shaded north wall, mildew on the back of the house under the pines, a whole home that's gone dingy. That's all the booking team needs to get you started.

2

Someone gets back to you quick, often that same day, and locks in a time that fits your week. A real person picks up the thread and stays on it until you're on the calendar.

3

Before any water runs, a tech walks the siding with you. What it's made of, where the algae's worst, whether any seals or fixtures need care, and whether that orange tint near a spigot is iron. That's what sets the scope.

4

The tech sizes up your actual home and gives you a straight price on the spot, free, no obligation, no trip fee. Give the go-ahead and we get the siding back to clean.

Questions, answered

House Washing questions in Blythewood

Yes, and it's the right call for it. Most Blythewood homes are newer, with vinyl and builder-brick that high pressure can crack, streak, or drive water behind in a hurry. A soft wash uses low pressure plus a cleaning solution. The finish and the window seals both stay intact while the green comes off.

That's the pine canopy and the Midlands humidity working together. The tall pines hold moisture against the north walls and the back corners that never catch much sun. Those damp, shaded spots grow algae and mildew first. We work them a little harder and keep an eye on them so the whole house comes back even.

Most Blythewood homes do well on about a about every year-and-a-half to two years rhythm. If your place sits back under heavy pines or backs up to the woods toward the horse farms, the shaded north walls green up sooner. Those homes want it a touch more often.

If it's algae, mold, or mildew, yes. The soft wash kills it at the root and removes it. If you're seeing a rusty, orange stain near a spigot or downspout, that's iron from the red clay, not growth, and it takes a separate treatment. We'll point it out and tell you honestly what'll actually lift.

We do. All through Blythewood, from the gated golf streets of Cobblestone Park and Longcreek Plantation to Lake Carolina, Cooper's Pond, and the acreage out by Doko and the horse farms. We come to you with no trip fee. If you're right on the edge of the area, reach out anyway.

Not when it's done right. Before we start we soak every bed and shrub around the house and keep them wet through the whole job, then rinse them again at the end. The solution only causes trouble if it's left to dry on foliage, and we make sure that never happens.

First time using a company to clean the exterior of our home, because I’m very particular. We could not be more pleased. The cleaning of paint trim, gutters and windows exceeded expectations. The two young men performing the work were exceptionally polite and hard working. We’ll schedule their service again.

House Washing in Blythewood, horse country

What sets our Blythewood work apart

Most Blythewood homes went up since the early 2000s. Big, fairly new builds in the gated golf streets of Cobblestone Park and the subdivisions that filled in around it, and houses tucked on wooded acreage out by the horse farms. The siding is newer vinyl and builder-grade brick. The pine canopy that shades the area is also what feeds the green. Tall pines hold moisture against the north walls and the back corners that never dry out. Add the humid Midlands air and the algae and mildew take hold, and the whole wall goes dingy. A pressure washer is the wrong tool for that. Too much force cracks newer vinyl, drives water behind the panels, and can break a window seal. So we soft wash instead. A cleaning solution kills the growth at the root, a gentle rinse carries it off, and the siding comes back clean and even without getting blasted.

Blythewood sits about twenty minutes up I-77 from Columbia, in what locals still call Doko after the old railroad watering stop. Most of the town is new: more than seven in ten homes here have gone up since 2000, big four- and five-bedroom places in gated golf communities like Cobblestone Park and Longcreek Plantation, alongside the horse farms and wooded acreage that give the area its character. That means a lot of newer vinyl, builder-grade brick, and fresh architectural-shingle roofs that do best with a gentle soft wash rather than high pressure. Even so, the Midlands humidity and the heavy pine canopy grow algae fast on the shaded north sides, the long privacy fences, and the pool decks, and the iron-rich red clay leaves a rusty tint on driveways and walkways that a garden hose won't budge.

From Barony Place, Cooper's Pond, and Cobblestone Park, Blythewood homeowners count on us for house washing done right.

While we're at your Blythewood place, we can knock out your roof cleaning, brick cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

How our house washing works on a Blythewood home

Here's what a soft wash looks like at your place, from the gated golf streets to the homes on acreage by the farms. We walk it with you first.

Before any water comes out, we look the siding over with you. We find the shaded north walls and back corners where the algae's worst, and check anything fragile. Light fixtures, outlets, window seals. On these newer builds the seals are usually solid, but we'd rather know up front than find out partway through.

Every bed and shrub gets a heavy drink and stays wet the whole time. Our mix is hard on foliage if it dries on it, so this step never gets skipped. It's how your landscaping comes through the wash untouched.

We apply the mix at low pressure, bottom to top so it clings, and give it time to kill the algae and mildew down in the pores. That dwell time is the difference between wetting the wall and truly killing the growth, so it comes back slower.

Then a gentle rinse from the roofline down, a second pass on the eaves and the shaded north side, and a final rinse of your beds. We don't pack up until the siding's even and your landscaping is clear.
