Why method matters

Soft Wash vs Pressure Wash
On old joints, pressure is the gamble

High-Pressure Blasting

Fast, and rough on aging joints

  • Hard stream can carve soft mortar
  • Forces water in behind the wall
  • Strips the color, leaves the roots
  • Can scar soft old brick faces
Bub's method

Low-Pressure Soft Wash

Chemistry does the work, joints stay put

  • Gentle enough for original mortar
  • Kills the growth, roots and all
  • Slower regrowth between washes
  • No hard pass that can crack a joint

No surprises, straight answers

The questions Cayce homeowners
actually ask

We kill it at the root, which is more than a rinse or a scrub can do. Root-killed growth comes back slower, because it has to start over instead of picking up where it left off. On a shaded wall over damp ground it will return in time, and we'd rather say that plainly than oversell.

Here's the deal: a hard stream can, and that's exactly why it stays off your wall. High pressure can carve out soft joints and force water behind the brick, where it does quiet damage. We soft wash instead, so the chemistry does the work and the mortar stays where the mason left it.

Yes, with the care we build into every job. Plants and grass get soaked before and after, and pets stay inside while we work. Diluted and rinsed, it loses its teeth fast.

It matters for the growth more than the wash. Wet ground keeps the base of a wall damp, and damp brick greens up faster than dry brick. The job works fine on a soggy lot, and a root-deep kill gives the wall a better shot at drying out between rains.

It usually softens the look, and we'll be straight that it may not vanish. That film is efflorescence, salt working its way out of the masonry, and it isn't algae. It can return when moisture moves through the brick, so we point it out up front instead of surprising you after the rinse.

Fully, and on old masonry that matters more than anywhere. Brick and mortar that have stood since the postwar years can't be replaced on the cheap, which is exactly why we work at low pressure and carry real coverage behind it. Ask and we'll show proof before a hose comes off the truck.

Booking a brick wash

From first call to a firm price

We don't price old brick from photos or over the phone. Here's how a job gets set up.

1

Tell us it's brick and where the growth is worst. That's all we need to get the visit on the books.

2

Masonry washes go on the schedule with room to breathe. Careful low-pressure work takes the time it takes, and mortar is something we refuse to rush.

3

A tech comes out, checks the mortar up close, and sorts living growth from mineral staining before anything is quoted.

4

Once we've seen the joints and the growth for ourselves, you get the number on the spot and in writing. The visit costs you nothing.

Questions, answered

Brick Cleaning questions in Cayce

Yes, all of it. We wash brick in the Avenues and Guignard Estates on a regular basis, plus the streets between the river and the newer builds south of town.

Most brick homes here do well with a wash about every year-and-a-half to two years. A shaded wall on a damp flat lot may need attention sooner, and a sunny exposed one can stretch longer. We'll tell you where yours lands when we see it.

Yes, and we treat painted brick even gentler than bare. Old paint can lift under force, so the wash stays at low pressure and we test a quiet spot first. If the paint is already flaking, we'll show you before we go further.

Yes, the way we do it. Low pressure plus the right mix means there's no hard pass that can dig out a soft joint. Force and trapped water are what hurt old mortar, and our method leans on neither.

A wash alone won't move them much, and we won't pretend otherwise. Rust and clay are mineral stains, so they take a separate specialty treatment, and even that has limits we'll spell out first. Same with an oil drip, we can sometimes lighten one, but a deep stain may barely budge.

Slower than you're used to, is the honest answer. The wash kills growth at the root, so anything new has to start from scratch instead of regrowing from what a rinse left behind. On a shaded wall over damp ground it will show up again in time, and catching it early keeps the job small.

Brick Cleaning in Cayce, brickyard town

Why Cayce homeowners call us

The longer growth sits on old brick, the longer that wall stays damp. Damp is what wears mortar down, and plenty of walls in the Avenues are still on their original joints. This is brick country for a reason, the Guignard kilns fired clay from these same river bottoms, and the ranches built after the war still wear it. A shaded brick wall here rarely gets a true dry-out between rains. Give the green a few more seasons and soft joints turn softer while stains set deeper. Repointing is real masonry money. A soft wash that kills the growth and lets the wall dry out costs far less. The sooner that layer comes off, the easier your brick has it.

Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The heart of it is the Avenues, a grid of bungalows and brick ranches built in the 1940s and 50s when veterans came home and the Blossom Street bridge tied Cayce to Columbia. This is old brick country in the most literal way: the Guignard family dug clay out of these river bottoms for two centuries, and the beehive kilns of the Guignard Brick Works still stand near the river. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

From Congaree Bluff, Hunter's Mill, and Vista Hills, Cayce homeowners count on us for brick cleaning done right.

While we're at your Cayce place, we can knock out your house washing, roof cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

How we wash a brick wall

Every old wall gets the same careful sequence, planned around its softest joints. Here's the day from setup to final rinse.

We read the mortar before a drop hits the wall, flagging soft spots, cracks, and past repairs. Anywhere water could sneak in gets covered or worked around.

Beds, shrubs, and grass along the wall get soaked before we start and rinsed when we finish. Pets stay inside until the wall is done.

The soft-wash mix goes on at low pressure and gets time to kill growth down at the root. There's no hard pass on the brick face or the joints, the mix does the work.

We rinse the whole wall gently and look it over with you. Any white haze or mineral stain that stays behind gets named for what it is, with honest next steps.
