No. That's the whole reason we soft wash an older home instead of pressure washing it. High pressure cracks aged siding, breaks seals, and drags streaks down chalky paint. We keep the pressure low and let the cleaning solution do the work, and on an older wall we test a hidden spot first to be sure the paint takes it fine.

That rusty tint near the spigots and foundation is iron from the Midlands red clay, not algae, so the wash that handles the green won't lift it. Iron takes a separate treatment, and even then deep staining may only lighten. We won't promise it gone. We'll show you what's growth and what's clay before we start.

Yes. We soak every bed, shrub, and strip of grass around the house before we start and rinse it all down after. The cleaning solution only causes trouble if it's left to dry on foliage, so we keep everything wet through the whole job and final-rinse at the end.

Killing it at the root means it comes back a lot slower than if it were only rinsed off the top. But spores ride the humid river-valley air, so over time it tries to return. We can't promise it never does. A steady rhythm keeps it from building back up like before.

If it's algae or mildew, yes. The soft wash kills and removes it. But that orange-rust tint you see near spigots, downspouts, and the foundation is red-clay iron, not growth, and it's all over the Midlands. Iron's inorganic, so the wash won't touch it. It takes a separate treatment, and we'll point it out and tell you honestly what'll actually lift and what won't.

Most homes around here do well on about a about every year-and-a-half to two years rhythm. The shaded north walls hold the river-valley humidity longest, so they green up first and sometimes want a look a little sooner than the sunny sides.

How our house washing works on Columbia's older homes

Here's exactly what a soft wash looks like at your place around Shandon, Forest Acres, or out toward the river. Start to finish, with a heads-up before each step so nothing catches you off guard.

Before any water comes out, we look over the siding and find the shaded walls where the algae's worst. On older Columbia homes we pay attention to the things age brings. Chalky oxidation on the paint, aged caulking, brittle glazing around old windows. We'd rather flag what's fragile up front than find out halfway through.

Every bed, shrub, and strip of grass around the house gets soaked and stays wet the entire time. Our cleaning solution is hard on foliage if it dries on it, so this isn't a step we skip. It's how your landscaping comes through the wash untouched.

Some older paints react to the mix, so on an aged wall we wet a small hidden spot first to be sure. Then the solution goes on low, bottom to top so it clings, and dwells long enough to kill the algae and mildew down in the pores. That dwell is the difference between rinsing the surface and truly killing the growth, so it comes back slower.
