Two Ways to Wash

Soft Wash vs Pressure Wash
On old siding, gentle is the professional choice

High Pressure on Old Paint

Quick, loud, and rough on aged finishes

  • Lifts and flakes paint that was holding on fine
  • Rattles brittle window glazing loose
  • Forces water through dried-out caulk lines
  • Clears the green up top, leaves the roots alive
Bub's method

The Bub's Soft Wash

Let the mix do the work

  • Laid on soft enough for original clapboard
  • Soak time kills the growth down in the pores
  • We try it small before we commit to a wall
  • Shrubs and beds protected start to finish

The questions Newberry homeowners
actually ask

That's exactly what our plant routine is for. Before the first drop of solution touches the wall, your beds have already had a heavy drink of plain water, and they get another rinse before we leave. Wet leaves shed the solution instead of absorbing it. Mature plantings are part of what makes an older place feel like itself, and we treat them that way.

That's the exact house our test patch exists for. A lot of the wood-sided places around the West End wear paint that's been up a long, long time, and old paint can react to a cleaning mix in ways fresh paint doesn't. So we wash a small hidden spot first and read how the finish takes it before we commit to a wall. Low pressure the whole way, and if the paint is too tired for even that, we tell you instead of washing anyway.

Just keep them indoors while we work and until the walls and ground have dried. The solution we use is strongest in the tank. Once it's rinsed down and diluted, what's left is close to salt water. We also rinse the areas where it could puddle, so once the place is dry you can let them right back out.

High pressure is what forces water through tired caulk and rattles old glazing loose, and we don't bring high pressure anywhere near a window. Our wash sheets down the wall about like a steady rain, with no force behind it, and we hand-work the delicate spots around old sashes. The gaps in an older house are real. The way you respect them is with a wash that never asks them to hold anything back.

We tell you up front: that orange is red clay splash, and clay is a mineral stain, not a living thing. The house wash lifts the green and the grime around it, but the clay color itself may not fully come out with a soft wash. There's a separate treatment for clay and rust staining, and we're glad to look at yours during the walk-around and tell you honestly what it would and wouldn't fix.

Yes, licensed and fully insured. On an older home, the real risk isn't a broken window. It's water finding thin paint and bare wood if the wash is handled wrong, and that kind of damage doesn't announce itself right away. We carry full coverage and we wash like the house can't be replaced, because on these streets, parts of it can't.

How the Quote Works

A Price After We've Seen the Paint

Older exteriors are hard to price sight unseen, so we don't try. We come look the house over in person and quote it for free.

1

Call or send the quote form. If it's an older place with original siding or wood trim, say so. That's exactly the kind of wash we like to plan for.

2

We line up a morning or afternoon window around your week. If you'd rather walk the siding with us and point out the trouble spots yourself, we'll time it so you can.

3

Before anything gets quoted, a tech looks over your paint, caulk, window glazing, and the shaded walls up close. Older finishes tell you how they want to be washed, and reading that right is most of the job.

4

You get your price in person once the walk-around is done. The visit is free, there's no trip fee, and you can take your time deciding.

Questions, answered

Newberry questions, answered

Yes, all over town. We wash the older wood-sided homes in the West End, the Victorian places along Main Street, the brick ranches, and the newer builds on the edge of town. The older streets are honestly our favorite kind of work, because that's where a careful wash matters most.

A wash about every couple of years keeps most houses here ahead of the green. Shaded walls under a mature tree canopy green up sooner than walls in open sun, and older paint holds dampness a little longer than newer siding does. Keep an eye on the shadiest wall of the house. When it starts turning, it's ready.

The method is the same, but the care level changes. Vinyl shrugs off a soft wash. Original painted wood gets the test patch first, extra distance on the rinse, and a slower hand around trim and sills. Either way it's low pressure and chemistry doing the work, so neither one takes the beating a pressure washer would give it.

Yes, and it's one of the smartest orders to do things in. Paint bonds poorly to chalky, dirty siding, and mildew that gets painted over can bleed back through the new coat. A soft wash kills the growth and clears the grime so your painter starts on a sound surface. Give the house some time to dry out afterward and you're set.

It's doing quiet damage. Algae and mildew hold moisture against the paint, and damp is what makes old paint let go early. The longer it sits, the more it spreads, because the growth keeps its own little wet spot alive on your wall. Washing it off isn't just about looks. It's paint you don't have to buy sooner.

Not much. A working outside spigot, gates unlocked so we can reach every wall, and windows shut. You're welcome to be there, and plenty of folks like walking the house with us, but you don't have to be home for the wash itself.

House Washing in Newberry, the City of Friendly Folks

House Washing done right in Newberry

You see your house every day, so you stop really looking at it. Then one afternoon the light hits the shady side and you notice it has gone green from the foundation to the eaves. That's not dirt. It's algae. Old paint holds a little moisture, shade keeps it damp, and the film builds there first. A soft wash clears it with low pressure and a cleaning solution that kills it at the root, so it's slow to come back. On streets full of older homes, that's the wash that keeps the character without risking the finish.

Newberry is an old inland mill town on the rolling red-clay hills of the lower Piedmont, about forty-five minutes up I-26 from Columbia. The housing tells its story: wood-sided mill houses in the West End, Mollohon, and Oakland villages, Victorian and Queen Anne homes along Main Street and College Street, and brick ranches from the decades after the war. There is no lake or river in town; what ages these exteriors is shade, humidity, and time. Mature trees hang over the older streets, north-facing walls stay damp into the afternoon, and painted wood and soft old brick hold that moisture longer than modern siding does. Around Newberry College and the Opera House, downtown blocks mix storefront masonry with some of the oldest painted exteriors in the county.

From College Street, Oakland, and Vincent Street, Newberry homeowners count on us for house washing done right.

While we're at your Newberry place, we can knock out your roof cleaning, brick cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

How the Wash Goes, Step by Step

An older exterior gets washed in a set order, and the order is most of the protection. Here's how a wash day goes.

Mature shrubs and planting beds took a long time to get that way. They get a heavy drink of plain water before anything else comes out, and they stay wet until we leave.

Aged paint and older finishes can react to a cleaning mix, so we wash a small, low patch first and read how the finish takes it. If it holds, we carry on. If the paint is too far gone for even a gentle wash, you hear that from us before we go further.

The mix goes on at low pressure so it clings to the siding and soaks into the film of growth. The wait is on purpose. That's when the algae and mildew die at the root instead of just getting rinsed off the top.

We rinse from the eaves down so the grime sheets off instead of streaking, keep the stream easy around old glazing and caulk lines, and give your plants a last rinse before we pack up.
