Two Ways Up, One Right One

Soft Wash vs. Pressure Wash
on a weathered shingle roof

High Pressure on Shingles

Trades a stain for real roof damage

  • Granules end up in the gutter, not on the shingle
  • Forces water past tabs and flashing
  • The roots survive and the streaks return
  • An old roof comes out older
Bub's method

Our Low-Pressure Soft Wash

The water rinses, the chemistry cleans

  • Easy on a granule coat that's already thin
  • The algae dies at the root, not just at the surface
  • Streaks keep fading after we pack up
  • Landscaping soaked, shielded, and rinsed throughout

The questions Newberry homeowners
actually ask

They'll be fine. The trick is water in the right order: beds under the roofline get soaked before we start, we track where the runoff travels while we work, and everything gets a long rinse at the end. Once it's diluted and rinsed through, the solution breaks down toward simple salt water in the ground.

A soft wash is the one cleaning a worn roof can handle. The mix goes on at pressure closer to a garden hose than a machine, so we're not scouring shingles that have already given up some grit. And if the shingles are truly at the end, we'll say a wash isn't worth your money and point you toward a roofer instead.

Yes, with one simple rule: keep them inside until the yard is rinsed and dry, usually a few hours. We'll knock before we start and let you know when it's safe to open the back door again. Once everything is diluted and rinsed down, the yard goes back to being theirs.

Downhill, so we plan for that before the first pass. We hook to your outside spigot, chase the runoff with fresh water as we go, and flush the gutters and downspouts through. On a sloped yard we watch where the water wants to travel and keep your beds soaked ahead of it.

Because the growth is still dying. Black streaks fade fast once the solution reaches them. Moss and lichen hold on tighter, so they keep fading for a few weeks as the kill finishes. A patch that's still fading is the treatment working, not a missed spot.

Licensed and insured, and roof work is where you should demand both. Steep older rooflines like the ones off Harrington Street leave no margin for shortcuts, and weather can flip an easy job into a dangerous one in an afternoon. We carry real coverage and we'll show you proof without you having to ask twice.

From Call to Clean

How a Roof Wash Gets Scheduled

There's no online price list and nobody hounding you afterward. Here's the road from first call to a roof that's fading clean.

1

Call or send the form and describe the roof. Which slope is darkest, whether anything green or fuzzy is growing, and how the shade falls. That helps us show up prepared.

2

Roof washing wants a dry day. Dry shingles are safer for careful footwork if we have to step up, and the solution works better when rain isn't chasing it off. We'll line up a day that suits you.

3

We check the pitch, the shade, the flashing, and how the shingles are holding up. We'll show you which marks are living growth and which are mineral stains that need their own treatment.

4

The quote happens in person after we've seen the roof, and it's free with no trip fee. You get a real price on the spot, not a guess over the phone.

Questions, answered

Roof Cleaning questions in Newberry

Roofs are half our schedule up this way. We work the steep old blocks around Harrington Street, through the College Street area, and out to the brick ranches and newer builds farther out. If your roof is streaked, we'll come look at it.

Figure about every couple of years for most shingle roofs in town. Roofs under heavy canopy hold damp longer and can green up a bit sooner than the sunny ones. When we're out for the quote, we'll give you an honest read on how your trees and slopes will behave.

Only as much as the job demands, which on most houses is barely at all. We reach most slopes from the ladder and the eaves. Wet shingles are off limits to boots, and if a slope forces us up on a dry roof, we move slow and step light.

Quicker, and at the roof's expense. Those stone granules are the shingle's sun protection, and an older roof has already shed part of its coat. A hard blast scours off more, and the streaks come back anyway because the roots ride it out. The soft wash takes longer, treats the roof kindly, and kills the growth instead of giving it a haircut.

It may not, and we tell you up front. Orange or brown streaks under metal are usually rust, a mineral stain rather than a living growth, so the solution that kills algae won't fully lift them. A separate treatment can lighten rust, and a deep stain may still hold on. When we look at the roof, we'll sort out which marks are growth and which are mineral.

In time, yes, and we'd rather tell you that than pretend. After a root kill the algae has to start over from nothing instead of regrowing from live roots, so the clean holds a good while longer than a rinse would. Shaded slopes green up first, so if limbs hang over the roof, trimming them back buys extra time.

Bub's showed up, gave a fair quote and then came back with a friendly & professional crew to clean our house. I think they may have had one too many for the job because one guy gave our car a quick wash in the driveway while the rest of the crew cleaned the house. Definitely recommend.

Roof Cleaning in Newberry, the City of Friendly Folks

Your local Newberry roof cleaning crew

It helps to know what those black streaks actually are. A shingle is a sheet of asphalt wearing a coat of stone granules, and the streaks are a living algae feeding on the mineral filler inside it. Shade keeps a shingle damp, damp feeds the growth, and the older streets in town have plenty of both. Here's the part that matters: a weathered roof has already lost some of its granule coat, so a hard blast of water does real harm while the algae shrugs it off at the root. Our answer is a gentle soft wash that kills the growth itself. The streaks fade as it dies, and the shingles get left in peace.

Newberry is an old inland mill town on the rolling red-clay hills of the lower Piedmont, about forty-five minutes up I-26 from Columbia. The housing tells its story: wood-sided mill houses in the West End, Mollohon, and Oakland villages, Victorian and Queen Anne homes along Main Street and College Street, and brick ranches from the decades after the war. There is no lake or river in town; what ages these exteriors is shade, humidity, and time. Mature trees hang over the older streets, north-facing walls stay damp into the afternoon, and painted wood and soft old brick hold that moisture longer than modern siding does. Around Newberry College and the Opera House, downtown blocks mix storefront masonry with some of the oldest painted exteriors in the county.

From College Street, Vincent Street, and Mollohon, Newberry homeowners count on us for roof cleaning done right.

While we're at your Newberry place, we can knock out your house washing, brick cleaning, and window cleaning too, all on the same trip with no second trip fee.

Our process, step by step

The Wash, Step by Step

The order below never gets shuffled. It's how the wash stays gentle from the first pass to the last.

Beds and shrubs get soaked with plain water, pets go inside, and anything on the porch that shouldn't get wet gets moved or covered. We map where the runoff will travel before we start.

We apply the diluted mix at low pressure from the ladder and the eaves where we can reach. We stay off the shingles as much as the job allows, we don't step onto a wet roof, and any footwork happens carefully on dry shingles.

The solution sits and soaks into the growth, killing it at the root. No scrubbing and no blasting, just chemistry finishing what water alone can't.

Plants get a final rinse, gutters get flushed through, and we look over every slope with you from the ground. We point out any moss or lichen that will keep lightening on its own, so the slow fade doesn't worry you.
