Your beds will be fine. We pre-wet everything before the mix goes on, keep it wet while we work, and give it all a good final rinse after. That routine is exactly why we do it, so the solution works on your walls, not your shrubs. We've washed plenty of houses with beds tighter than yours, and the plants came through just fine.
Yes, and this is exactly why we soft wash. High pressure strips aged paint and can crack vinyl, so we don't put it on siding, period. Low pressure and dwell time do the cleaning instead of force. The older places in town are the ones that need this method most, and it's the method we bring to the door.
Keep them inside while we wash. That's really it. Once we rinse and dilute the mix, what's left on the ground is close to salt water. When we pack up, the yard is theirs again the same day.
Only if you use high pressure. That's the real risk on a house wash, water driven up behind panels and into window seals. We wash at low pressure, so the house isn't asked to hold back water it wasn't built to handle. The rinse runs top down, the way rain does, and the walls shed it the way they're supposed to.
Honest answer, probably not all of it. If your place runs on a well, that orange staining under a spigot is iron, not algae. It's a mineral stain, and the house wash may not fully lift it. It has its own treatment, and we tell you up front which one you're looking at. The green and gray on the siding, though, that's ours.
We are, licensed and fully insured. But the better protection is how we wash in the first place. The real risk on a house wash is water forced behind siding by high pressure, so we keep the pressure low and let the mix do the work. Low pressure plus real insurance means the risk stays small and covered either way.

For most houses here, a wash about every year-and-a-half to two years does it. Heavy shade in town and the damp air out past it can shorten that a bit. Because the soft wash kills growth at the root, it comes back slower than it would after a surface blast. When the shady wall starts showing green again, it's time.
We cover it, all of it. The blocks around the square and along Caldwell Street, and the acreage places out past town. We're based in the Columbia area and travel to Prosperity regularly, so the drive is on us. Free in-person estimates with no trip fee, same as anywhere else we work.
Not the way you're picturing. High pressure on siding cracks vinyl, strips paint and forces water behind the panels, so we keep it low. The cleaning mix and the wait built into it do the heavy lifting, and the rinse is closer to heavy rain than a blast. Your driveway is a different surface and a different conversation.
Some of it, and we're straight with you about the rest. Red clay is a mineral stain, not growth, so the house wash can lighten it but may not fully lift it. It has a separate treatment if you want it gone completely. We point out which stains are which during the walk, before you spend a dime.
For the wash itself, no. We do like you there for the walk-through and the price, since that's where we set expectations face to face. On wash day, just leave the spigot on, close the windows and keep pets inside. Most houses take part of a day, and we text when we're headed your way.
Because how you clean decides how fast it returns. A surface blast leaves the roots alive, so nothing slows the green down. A soft wash kills the algae and mildew outright, so it regrows slower and the house stays clean longer between washes. Slower regrowth and gentler on the siding. Hard to beat.

Why Prosperity homeowners call us
There are two kinds of homes around here, and they go green for different reasons. In town, the older places around the square and along Caldwell Street sit under big shade trees, and shade holds damp. Aged paint and older siding grab algae and hang onto it. Out past town it's newer builds on acreage and out toward the coves, plenty of open sun, but spring pine pollen coats everything and humid summers feed mildew right behind it. Different houses, same fix. A low-pressure soft wash treats the growth at the root instead of blasting the surface, so the clean lasts longer on both. Our process, step by step
How We Soft Wash a House
Same careful process on an old clapboard place in town or a newer build out on acreage. Here's what happens once we're on site.
We walk the house first, note aged paint, loose trim and window seals, then wet down every bed and shrub against the walls.
The soft-wash solution goes on at low pressure with a surfactant so it clings to the siding instead of running straight off.
We give the mix time to sit. That dwell is what kills the algae and mildew all the way down instead of just bleaching the surface.
A gentle top-down rinse carries everything off the way rain would. Plants get their final rinse, and we walk the house with you before we leave.
