Most of them, yes. Leaf and acorn staining is organic, so the pre-treatment lifts the bulk of it and the wash carries it away. The oldest set-in marks fade a long way, and we'll point out anything stubborn before we start.
Older, fully cured concrete takes a proper surface clean well. The risk comes from careless wand work parked on one spot, so we keep the pressure moving, overlap every pass, and ease off around cracks and joints. The slab gets cleaned and the weak spots get respected.
Yes, with the care they deserve. We wet the beds down before treating, rinse them again after, and keep runoff steered away from the roots. What lands in the yard is heavily diluted and gets rinsed straight through. Pets just wait inside or out back while we work.
It comes back slower, and that's the honest answer. The treatment clears growth down in the surface instead of shaving the top, so what's left has less to restart from. On a deep-shade slab, plan on a regular rhythm rather than a one-time fix.
Only partly, and that's the honest answer. A degreaser can lighten a fresh surface drip, but only so much, and a deep old stain may barely move. We treat oil as its own specialty step and tell you what's realistic before you spend a dime.

Yes, we service the whole city. We're on drives in Wellesley Place and Forest Lake Estates often, and the deep-shade slabs there are exactly what our setup is built for.
Most shaded drives here do well with a wash about every year-and-a-half to two years. Heavy canopy and damp air speed the growth up, so a slab under the big oaks shows green sooner than one in open sun. When the green starts showing again along the shady edge, that's your sign.
For the estimate, yes, since we price in person standing on the slab with you. For the wash itself, most owners just leave the cars off the drive and go about their day. You come home to it done and drying.
A standard wash won't move them, and I'll tell you that upfront. Rust is an iron stain, and it takes a separate acid-based treatment, with results that depend on how long the stain has set. We'll quote it as its own line so you can decide on it separately.
Yes, handled the right way. Newer concrete gets a gentler pass with lower-pressure tips while the cleaning solution carries more of the load on that section. The older, fully cured slab around it takes the standard clean.
Shade, mostly. A slab that sits under heavy oak cover barely dries out, and damp concrete grows green in the surface far sooner than one that bakes all afternoon. Add the drip line and the leaf litter coming off those same trees and the stains stack up faster too.

Bub's showed up, gave a fair quote and then came back with a friendly & professional crew to clean our house. I think they may have had one too many for the job because one guy gave our car a quick wash in the driveway while the rest of the crew cleaned the house. Definitely recommend.

Driveway Cleaning in Forest Acres, the forest suburb
A shaded drive goes downhill quietly. The oaks drip on it, leaf litter piles along the edges, and the low damp off Gills Creek keeps the slab from drying out. Green builds in the surface a little more each season. First it's a faint shadow near the drip line, then it's slick underfoot on a wet morning. Left alone, the stains set deeper and the whole slab reads older than the house behind it. Waiting doesn't make the job smaller. A proper clean now resets the surface and puts you back on easy ground.
Forest Acres is named for its trees, and the name is honest. Our process, step by step
The order of operations matters more than raw pressure. Here's the sequence, start to finish.
We check the joints, cracks, and edges, and flag anything like oil or rust that needs its own separate treatment before a nozzle ever comes out.
A cleaning solution soaks into the surface and starts breaking the green loose, so the pressure has less fighting to do.
The surface cleaner moves at a slow walking pace with each pass overlapping the last. That's what keeps the finish one tone instead of a set of lanes.
We treat the whole drive once more, then rinse the edges and the beds. The slab dries to one uniform shade with the growth cleared out of the surface, and we look the whole thing over before we load up.
