Here's the deal, a wide, even pass spreads the force out instead of hitting one hard point, and that's how we clean old concrete. Most pours around the Avenues went in when the houses did, and they've long since cured hard, so they take a proper surface clean well. We ease up over flaked spots and joints, where age shows first.

We aim the rinse at the street or the drain and work in sections so the water keeps moving. Flat ground means runoff needs steering, so we plan the path before we start. You'll have damp edges for a bit, and that's it.

Yes, we cover the whole town, from the Avenues out to Hunter's Mill and Moss Creek. Older pours and newer ones need a different touch, and we set up for both.

Most slabs on this flat ground do well with a wash about every year-and-a-half to two years. Shaded, damp drives green up sooner than open sunny ones. We'd rather look at yours and give you a straight answer than guess from here.

Not with a standard wash, and we won't pretend otherwise. Those are iron stains, and they need a separate acid treatment, which we quote on its own after we see how deep the iron sits. Even then we hedge, because iron can run deeper than it looks.

Stripes come from uneven passes with no treatment behind them. Bare pressure only cleans right where it points, so every angle change shows up when the slab dries. Treat first, overlap slow, rinse even, and the finish dries to one shade.

No, it just gets a gentler setup. Younger concrete gets lower-pressure tips while the chemistry carries the load, and the finish comes out just as even. We'd rather baby a new pour than mark it.

Once it's dry, and in full sun that doesn't take long. The slab itself is fine to use damp, but tires track grit onto wet concrete, so give it a little time. We'll tell you where things stand before we leave.

A Cayce driveway fights its own ground. These lots sit low and flat, rain has nowhere to run, and a slab can stay damp into the next afternoon. Green gets a foothold fast on concrete like that. It roots down into the pores, so a garden hose or a quick blast shaves the top and it is back in a month. Our job is the roots. We lay a treatment down first and let it kill the growth inside the pores, then run an industrial surface cleaner in slow, even passes, then treat it again so it dries one color. Oil, rust, and red clay are a different animal, and we tell you up front a wash alone won't fully lift those.

Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The heart of it is the Avenues, a grid of bungalows and brick ranches built in the 1940s and 50s when veterans came home and the Blossom Street bridge tied Cayce to Columbia. This is old brick country in the most literal way: the Guignard family dug clay out of these river bottoms for two centuries, and the beehive kilns of the Guignard Brick Works still stand near the river. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

The job, start to finish

Order matters more than raw power on a driveway. This is how we run it.

We look over the whole pour first, cracks, flaked spots, joints, and anything that needs its own plan. Oil and rust get flagged up front, so you know what a wash will and won't do.

A cleaning solution goes on and gets time to sit and do its job. It breaks the growth loose down in the pores, so the machine pass finishes the clean instead of forcing it.

We run the cleaner in steady, overlapping lines at a patient pace. Rushing is what leaves stripes, so we don't.

Everything gets rinsed toward the drain, and a final treatment goes down so the color dries level instead of streaky. Then we look the slab over with you, and if a spot needs another pass, it gets one.
