Because the growth lives inside the pores of the concrete, and a hose only rinses what sits on top. Heavy oak shade keeps the slab damp enough for it to keep spreading underneath. We put a cleaning solution down before and after the wash so it dies at the root instead of just getting trimmed. In shade this deep it does return eventually, only a lot slower.
Older concrete gets a measured wash, and the tool matters here. The surface cleaner spreads pressure across a wide, even path, and it's the hard, narrow blast in one spot that actually chews up old slabs. Anything worn or flaking gets flagged during the walk-through and washed lighter. Clean without damage is the whole point on concrete this age.
We plan around both. Beds get a good soak of plain water before anything goes down near them, and we watch where the rinse runs. By the time we rinse down, the yard is just wet, not treated. Keep the dog inside while we work, and the yard goes back to normal once everything is rinsed through.

Start at the curb and the strip by the street is already dark. The front walk runs under the oaks, and the shaded half of it is greener than the lawn. Every slab past the driveway gets the same honest sequence. Here's the order it happens in.
A cleaning solution soaks into each slab first and starts killing the green and black where it actually lives, down in the pores.
The surface cleaner works across each walk and apron in wide, even passes, spreading the force so the finish comes out uniform instead of striped.
Porch steps, curb faces, and the tight lines along brick and beds get detailed separately, because those edges are where a foot slips and where care matters most.
A post-treatment goes over the fresh concrete to slow the regrowth, then everything nearby gets rinsed clear before we pack up.
