No, soft washing is the method the shingle industry actually recommends for cleaning asphalt roofs. It's high pressure that voids warranties, because it strips the granules off. We use low pressure and let the cleaning solution do the work, so the shingles and your warranty both stay intact.

We stay off the shingles as much as the job allows, and we never walk a roof that's wet. Wet shingles are slick and a boot grinds the granules loose. When a slope can only be reached safely from up top, we step carefully on dry shingles and let the chemistry travel from there, so the granule layer takes as little wear as the job allows.

If it's Gloeocapsa algae, which is the usual cause, then yes, the soft wash kills it and the streaks fade as it dies back. Heavy moss or lichen dug into a shaded valley can keep lightening for a couple weeks after we leave; that's the growth still dying, not a spot we missed.

Yes. We soak every bed and shrub under the gutters before we start and keep them wet the whole job, then rinse them again at the end. The cleaning solution only burns foliage if it's left to dry on it, and we make sure that never happens.

Best to keep them indoors during the wash and for an hour or two after, mostly so they're not drinking from puddles. Diluted, the solution breaks down to basically salt and water, but until the runoff has dried off, inside is the safe place for them.

We flush it. As we rinse, we keep the runoff moving through the gutters and downspouts and off the siding, and we rinse the beds it passes through. Nothing's left to dry on your roof, your walls, or your landscaping by the time we pull out.

Those dark streaks running down the shaded side of your roof aren't dirt. They're a living algae called Gloeocapsa magma, and the muggy air coming off Lake Murray feeds it all season. It settles worst on the north slopes and the lake-facing pitches where the shingles never fully dry out, and once it takes hold it spreads. The instinct is to grab a pressure washer, and that's the one thing you can't do to asphalt shingles. The force tears off the granule layer that protects them, can void the shingle warranty, and the streaks just come back quicker on a stripped roof. With so much of Lexington being newer construction, that granule layer is worth protecting. So we soft wash instead: a cleaning solution that kills the algae down at the root, time to let it work, then a light rinse. The streaks fade as the growth dies off, and where moss or lichen has dug into a shaded valley it'll keep lightening for a couple weeks after we leave. That's the organism still dying back.

Our process, step by step

How our roof soft wash works on Lexington homes

Here's the whole run on a shingle roof around the lake. Soft wash from the first drop to the last rinse, no pressure on the shingles, and we stay off the roof as much as the job allows.

Before we touch it, we look the roof over, where the streaks run heaviest, which slopes face north or the water and stay damp, and whether moss or lichen has settled into the shaded valleys. We don't walk wet shingles to do it; a roof gets slick and a foot grinds granules loose. On newer builds the shingles are in good shape, and we keep them that way.

Every bed, shrub, and strip of grass under the roofline gets a heavy drink and stays wet the whole job. The cleaning solution is rough on foliage only if it's left to dry on it, so this isn't optional. It's how your plants and the beds under the gutters come through untouched.

We put the solution on at low pressure, even across the shingles, and give it real time to dwell. That dwell is the difference between rinsing the green off the top and actually killing it down in the granule bed. Kill it at the root and it comes back slower. No pressure ever touches the roof.

A soft rinse carries the dead growth off, then we flush the gutters and the runoff so none of it dries on the siding or the beds. Heavy moss in a shaded valley keeps lightening for a couple weeks after we go. That's the lichen still dying. We don't leave until the streaks are clearly fading.
