Most decks here do well with a wash about every year-and-a-half to two years. Shade is the real clock, since the covered end over this damp, flat ground greens up long before the open end does. Newer decks on open lots out toward Hunter's Mill can usually stretch it longer. If the shady end feels slick underfoot, don't wait on the calendar.
Only so much, and we'll tell you straight. Rust and oil are inorganic stains, so a wash cleans the grime around them but doesn't pull them out. A fresh surface drip may lighten a little, a deep or old one may barely move, and rust calls for its own specialty treatment. We make no promises on either one.
We keep pressure and strong mix off the liner. Liners are bleach-sensitive, so the wand stays on the concrete and we rinse the splash zone down as we go. Anything that drifts near the edge gets flushed with plain water before it can sit.
It helps, but we can manage either way. Clear the light stuff if you're able, and we'll shift the heavy pieces and clean underneath them. The grime shadows under loungers are a big part of why a deck reads dirty.
It should be less slippery than before we came. The slick part is the algae film, and the clean strips that film off, so footing improves right away. The texture your feet grip stays put, because we don't grind the finish down chasing stains.

Every pool deck here really has two ends. The sunny end bakes dry an hour after a storm and looks decent most of the year. The shaded end sits over damp ground, never quite dries out, and film creeps across it while the other end still looks fine. That is the end that gets slick underfoot. Broom-finished, stamped, colored, or coated, each finish takes a different setup on our end, and we sort that out before any water moves. The treatment does the killing, the finish keeps its color, and the whole deck walks safe again.
Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The heart of it is the Avenues, a grid of bungalows and brick ranches built in the 1940s and 50s when veterans came home and the Blossom Street bridge tied Cayce to Columbia. This is old brick country in the most literal way: the Guignard family dug clay out of these river bottoms for two centuries, and the beehive kilns of the Guignard Brick Works still stand near the river. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

How the job actually goes
The order matters, because the order is what protects your finish and your water.
Before any water moves, we work out what the deck is made of. Broom finish, stamped, colored, or coated, each calls for a different tip and a different distance.
The cleaning solution goes down over the grime and algae and gets time to soak. It loosens growth at the root, so the rinse can lift it clean instead of grinding at it.
An industrial-grade surface cleaner runs the open deck so the pass stays even, with no wand stripes. Tight spots along the coping and steps get careful hand work with a matched tip.
Everything rinses toward the drains and away from the water's edge. A trace of dirt and mix can still reach the pool, which is minor and easy for your pool tech to square away at the next service.
