Yes, because of how we apply it. The cleaning head floats just above the slab and keeps the water moving, so no hard, fixed jet sits on one spot and cracks worn concrete. If a section is already crumbling, we ease off or skip it, and we'll tell you why.

Honestly, yes. A slab that holds damp regrows faster than one that gets full sun and dries quick. The pre-treat and post-treat slow that regrowth down, but a low, shaded run will want cleaning sooner than a dry corner lot. We'd rather tell you that up front.

We work to keep your green stuff green. The grass line gets wet down before we treat and rinsed again after, and the strong mix stays on the slab. Once it's diluted, the solution breaks down into little more than salt and water.

Straight answer, no. Oil soaks into the slab, so a wash can lighten a fresh surface drip, and only so much. A deep old one may barely move. Oil is a separate specialty treatment, and even then we make no promises on it.

Keep them inside while we work and until the concrete dries, and you're good. The main thing is that they don't walk through or drink from puddles before we've rinsed everything down.

Most homes here do well with a wash about every year-and-a-half to two years. Low, shaded slabs that hold damp after rain may want it a bit sooner, and wide-open sunny drives can stretch it longer.

A wash alone won't move red clay. It stains the concrete itself, so it takes its own specialty treatment, and even then some color can stay behind. We'll look at yours and tell you straight before we touch it.

It makes a real difference. That slick film is live algae on smooth concrete, and killing it in the pore takes the slime off your footing. On a shaded set of steps it builds back over time, which is exactly why we treat instead of just rinsing.

Some of it. We carry a buffer tank that keeps the machines fed, but it only holds so much, so we hook to your outside spigot and top off as we go. All you need is a working outdoor faucet.

Because plain water only cleans the top of the slab. The growth stays rooted in the pores, so the color climbs back once the damp returns. Killing it first with a pre-treatment is the whole difference, no matter what machine does the rinsing.

What sets our Cayce work apart

The green on your walk is algae, and it isn't sitting on top. Concrete is full of tiny pores, and the growth roots down inside them. That's why a plain water blast looks clean for a bit, then the color climbs right back. The top got rinsed, but the pores stayed loaded. Walks and steps that sit in tree shade never get a full dry-out here, so the pores fill back in fast. So we kill the growth in the pore first, then wash, then treat again on the way out. The slab dries even, and it stays that way longer.

Cayce sits on the west bank of the Congaree River, straight across from downtown Columbia, on some of the lowest, flattest ground in the Midlands. The heart of it is the Avenues, a grid of bungalows and brick ranches built in the 1940s and 50s when veterans came home and the Blossom Street bridge tied Cayce to Columbia. This is old brick country in the most literal way: the Guignard family dug clay out of these river bottoms for two centuries, and the beehive kilns of the Guignard Brick Works still stand near the river. The Cayce Riverwalk and the wooded Timmerman Trail run along the Congaree, and the river bottom keeps the ground and the air damp, so shaded lots in Riverland Park and the Avenues hold moisture long after the rain stops. Newer subdivisions like Hunter's Mill and Moss Creek fill in toward the south end of town.

The job, start to finish

Same order on every slab, old pour or new. Here's what happens once we pull up.

We check for cracks, crumbling edges, and stains a wash won't touch, and we point them out before we start. That way the result matches what we told you.

The pre-treatment soaks in and kills the growth at its root, down where a plain rinse can't reach. Dead growth lets go of the slab instead of smearing across it.

We run tight, overlapping passes across every slab, edge to edge, with the pressure spread the whole way. That's how the finish comes out uniform instead of striped.

A final treatment goes down to even out the tone, then we rinse the slab and everything around it. It dries lighter and uniform, and the green shows up slower than after a water-only blast.
