A wash about every year-and-a-half to two years keeps most shaded glass around here looking right. Heavy canopy sheds pollen and fine dust onto panes steadily, and glass that sits in half-day shade holds that film longer between rains, so it pays to stay ahead of it.
Yes, both. Screens come off and get rinsed, and storm panes get the same soft-brush treatment as the main glass. We count all of it during the walk-through so the price you hear covers the lot.
It shouldn't, and older windows are the reason we work this way. There's no high pressure near the glass, just a soft brush and low-flow purified water, which asks far less of aging seals than a ladder, a squeegee, and a hard hose blast.
On their own is no problem. Windows make an easy stand-alone visit, though plenty of owners add them right after a house wash, when the siding is fresh and the glass is the last dull thing left on the wall.
Only partly, and it's worth being straight about that. Those white marks are mineral deposits, and once they've etched in, a standard wash may barely move them. Fresh buildup can lighten some, but set-in staining calls for a separate specialty treatment, and we'll tell you which you're dealing with when we see the glass.

Funny thing about a fresh house wash: the day after, the windows are suddenly the dullest thing on the wall. The siding is bright, the trim is clean, and the glass shows a haze you'd stopped noticing. That haze is pollen and fine oak dust off the canopy, and shaded panes hold it longer between rains. Scrubbing with hose water just trades one film for another, since ordinary water dries with residue in it. We clean with purified water and a soft brush on a pole, worked from the ground. It dries clear on its own, nothing left behind, no wiping. The glass finally matches the clean house around it.
Forest Acres is named for its trees, and the name is honest. It grew up as a wooded suburb east of downtown Columbia, and today its brick ranches and split-levels from the 1950s and 60s sit under one of the oldest, heaviest hardwood canopies in the Midlands. Gills Creek runs through the middle of town, and Forest Lake, the old mill pond dammed where the creek was first put to work, anchors the Forest Lake Country Club and the established streets around Rockbridge Road. Our process, step by step
How window day actually goes
It's quiet, methodical work. Here's the order we run it in.
We start with a slow lap around the house, noting storms, screens, and any aging seals or fragile spots so those sections get extra care.
Screens come off and get rinsed, then frames and sills get brushed ahead of the glass, so loosened grit washes away before the finish pass instead of over it.
The water-fed pole carries a soft brush across every pane, loosening pollen and oak film while purified water flushes it clear, upper windows included.
Each pane gets a final pass of purified water and is left to dry untouched. With nothing dissolved in the water, it dries clear, no towels and no streaks.
