Beds along the walk get worked around on purpose. We wet plants down before we start, control where the wash water runs, and rinse everything again when we're done. It loses its punch fast as it dilutes, and we keep it aimed at the concrete, not your azaleas.
Worn or cracked concrete just means we adjust the setup. The surface cleaner rides flat and spreads its work evenly, which is far kinder to old flatwork than a narrow wand blast. On rough or aged spots we ease off and let the pre-treat do more of the lifting. We clean what's there without picking at it.
Dogs just need to be indoors while we're washing and until the slabs dry. Once the concrete is dry, it's back to normal traffic, paws included. Honestly, the bigger pet risk is the slick green film that was on those steps before we got there.
If a walk sits in shade, it stays damp longer, and damp concrete grows algae. That film feels almost dry until rain hits it, then it's like a wet bar of soap underfoot. Our pre-treat kills the growth at the surface instead of shaving the top off, so the slab dries with real traction again.
If it's rust or red clay, that's a mineral stain, and it behaves differently than dirt or algae. Those need their own separate treatments, and results vary with how long the stain has been in the pore of the concrete. We'll look at it on site and level with you about what's realistic. Oil is the toughest of all, so we always undersell that one.
A fair thing to ask about. Both the license and the insurance are in place, and we run careful, deliberate passes around steps, railings, doors, and fixtures. The goal every time is that the only thing different when we leave is the dirt being gone.

If a walk sits in shade, sooner, because shade grows the green film faster. In open sun, a wash about every year-and-a-half to two years holds it. Out here the tree cover and spring pollen do most of the deciding, so the shady side of your place will always ask first.
We serve the whole area, from Frog Level Commons to the places outside town with shop slabs, back walks, and steps off the porch. Acreage properties are a normal day for us, not a special trip.
Both, and the footing comes first. That slickness is a living film of algae, and our pre-treat kills it in the surface instead of skimming it. Once the steps dry, you're standing on clean concrete again, not on growth. It also happens to look a whole lot better.
No stripes. That zebra look comes from cleaning with a narrow wand lane by lane. We use an industrial surface cleaner that washes in wide, overlapping passes, then post-treat so the whole slab dries to one even tone. If it doesn't dry uniform, we didn't do our job.
Maybe, and we won't promise it away. Rust is a mineral stain, so it needs its own separate treatment, and how long it's been sitting matters a lot. We'll look at it during the walkthrough and tell you what's realistic before we touch it.
Yes, and honestly that's the smart way to do it. The crew, the machine, and the chemistry are already on site, so adding the walks, steps, and outbuilding slabs to a driveway wash is easy. One visit, and every piece of concrete on the place matches when we leave.

Bub's showed up, gave a fair quote and then came back with a friendly & professional crew to clean our house. I think they may have had one too many for the job because one guy gave our car a quick wash in the driveway while the rest of the crew cleaned the house. Definitely recommend.

Two nice young workers arrived 30 minutes in advance. They were very polite and helpful in removing all plants from front porch before pressure washing. The house and driveway are so clean now. Great job!

Walk it with me for a second. Out the back door, down the steps, around the shady side of the house, and out to the shop slab. That stretch never sees full sun, so when rain comes it holds a green film that turns slick under your boots. That's a footing problem before it's a looks problem. Out here on acreage, the ground is red clay and the pines dump pollen every spring, so the flatwork catches all of it. We pressure wash every bit of that concrete with an industrial surface cleaner, from the porch steps to the outbuilding apron. The green goes, the grip comes back, and the whole path reads clean again. One crew, one visit, the entire route you walk every day.

Our process, step by step
Every walk, step, and slab gets the same pro two-step. Here's what that looks like on your place.
We start where you start, at the back door, and follow the concrete everywhere it goes. Shaded stretches, worn spots, and stains get flagged so we treat each section the way it needs.
The cleaning solution goes down first and sits. That soak is where the algae and grime actually die, deep in the surface, instead of just getting knocked off the top.
Slow, overlapping lanes with an industrial surface cleaner across every slab. Worn areas get gentler tips and a lighter hand. The machine finishes even because the chemistry already did the heavy work.
A finishing treatment helps the concrete dry to one uniform tone and slows the green from coming back. We rinse off plants, rails, and doors, coil the hoses, and walk it with you one more time.
