The damp coming off Lake Murray never really lets up, and the shade and pine hold that moisture on your slab. That's perfect for algae. We kill it at the root so it comes back slower.
We use a surface cleaner that spreads even pressure across the whole pour. That's how you get one even color with no wand stripes or patchy spots left behind.
Oil soaks down into the concrete, so it's not a normal wash job. We treat it on its own, fade what we can, and tell you up front how much is likely to lift.
We match the pressure to the surface and the slab's age. The goal is a clean, even finish, not a blasted one that pits the concrete or chews up the joints.
Those are inorganic stains, so a soft surface wash won't pull them clean. We treat them separately, fade what we can, and are honest about what may stay.
We rinse everything down when we finish so there's no slick film left. We'll let you know if a treated spot needs a little time before you park or walk on it.

Most lake-area slabs do well with a wash about every year-and-a-half to two years. The damp off Lake Murray and the pine shade feed algae fast, so the lake-facing and north-side concrete tends to green up first.
Yes, we service Chapin and the lake homes around it. We clean the walks, patios, and boat pads all through the north-shore neighborhoods near the water.
We pre-soak the beds and grass along the concrete and rinse them after. The plan is a clean slab with your plants coming through fine.
That's wand marks, where the pressure hit unevenly. A surface cleaner spreads even pressure across the pour, so the whole slab dries one color.
Those are soaked into the concrete, so we won't promise they all lift. We treat them on their own, fade what we can, and tell you up front what may stay.
Killing the algae at the root means it comes back slower than a quick rinse. With the moisture off the lake, it will return in time, just not as fast.

Bub's showed up, gave a fair quote and then came back with a friendly & professional crew to clean our house. I think they may have had one too many for the job because one guy gave our car a quick wash in the driveway while the rest of the crew cleaned the house. Definitely recommend.

Two nice young workers arrived 30 minutes in advance. They were very polite and helpful in removing all plants from front porch before pressure washing. The house and driveway are so clean now. Great job!

Concrete Cleaning in Chapin, the Capital of Lake Murray
There are two kinds of dirty on your concrete, and they don't clean the same way. The first is the green and gray film, the algae and mildew that the damp off Lake Murray keeps feeding all year. That one we kill at the root, then surface-clean it off so the slab comes back one even color. The second kind is the stains soaked into the pour, the oil from the boat trailer, rust, or pine tannin off the trees. Those are inorganic, so a wash alone won't lift them clean. We treat those on their own, fade what we can, and tell you up front what may not fully come out. That way you know what your walks, patio, and pool deck will look like before we start.
Chapin calls itself the Capital of Lake Murray, sitting on the lake’s north shore in the Dutch Fork part of Lexington County. The town is built around the water: lakefront homes with docks and boathouses, lake-area subdivisions like White Rock, Lake Point, Ballentine Landing, and Milmont Shores, and newer family neighborhoods such as Green Valley Estates and Spring Hill that have filled in fast as Chapin has grown. The constant moisture coming off Lake Murray, along with heavy pine pollen and shade, keeps algae and mildew coming back on the lake-facing and north sides of these homes, and lakefront living means a lot of decks, pool decks, and boat-adjacent concrete to keep up. Crooked Creek Park is the town rec hub, and Dreher Island State Park reaches out into the lake. Homes range from newer vinyl in the growing subdivisions to older places near the original Chapin downtown.

Our process, step by step
Two kinds of dirty, one careful plan. Here's the order we work in so your slab comes out even.
We walk the concrete and split it into two piles, the green organic growth and the soaked-in oil, rust, or tannin. Each gets its own treatment.
We put down a cleaner that kills the algae and mildew at the root. Going deep means it grows back slower than a quick blast off the top.
We run the surface cleaner across the whole pour with even pressure. That's what gives you one solid color with no stripes or patchy spots.
We hit the inorganic stains on their own, fade what we can, then rinse the whole slab down clean and tell you what may not have fully lifted.
